It's a steal.....for him.  No property. No real assets. Just a few pieces of paper and a literal marriage to the local municipality.

While I know buying and selling CP's is common, this one really stands out. 7 years in the making and a comfy deal with the city to lease the land.

I don't know Hilo.  But I do know that more than 2 AM's in a town/market of 50K isn't a good business proposition at any price.  And he will die with the station at $1M operating unless trailing cash flow of more than $100K a year. Pie---sky....
