Steve, for me it's been easy.   I've been here my whole career and 
bought when things were a whole lot cheaper.   Now I have no debt 
and no mortgage.   It's a relative thing.  Folks come up here from 
California and are amazed at the low cost of houses.    Average taxes
are not all that bad.  At least we have no income-tax.   As for the 
quality of life...I suspect that this is why most live here as opposed to 
elsewhere.  Yes the summers are wonderful. When the temp goes up
the humidity goes down.  BTW - A fellow recently moved from 
Buffalo and works at the CBS cluster here.
