   Right on, and I can tell you how to get a good unpaid "caretaker."
For the last 30 years+ we have had a police type person renting on our property in the double wide 
that they own.  We supply almost everything else. (not phone, cable TV or ISP)
   They live in the same clearing about 60 feet from the transmitter building.
   We had a string of deputy sheriffs followed by an EMT technician+nurse wife, a sheriff's 
detective and now a city police officer with a wife that was a city police officer until she caught 
MS somewhere, but she still carries her "lady Smith" while she walks the two tiny dogs, one dog was 
almost killed by a wild hog on our 102 acres MOL.  (dogs = Papillon)
   A sheriffs deputy and his family removed all hogs without using guns, I don't allow gunfire.
   When our emergency generator room "caught fire" she called the fire department then me.

   When one needs to leave I ask them to post a note on the bulletin board in the "staff area" to 
sell their double wide and we inter into a self renewing contract written by the corporate attorneys 
with the next officer.  We have not had a bad one yet.
   Not many people like to live out in the country where you have no neighbors.  A few lasted a 
year, a few lasted 5 or 6 years.  (some left to go to college)
